The rot inside the Pedregal HOA goes all the way to the top.
Phil Orr from Prestige Homes Los Cabos gave full power of attorney to an attorney named Jesus “Eduardo” Pineda Martinez. (Cedula 3297165)
Eduardo said that David Nakama Oancea, known as Vegas Dave, is a drug dealer with the Sinaloan Cartel, and that the entire purpose of Villa Vegas Dave II was to sell drugs and wash money. Eduardo also stated that he didn’t want to be an attorney anymore after this, as he would lose his license.
According to Eduardo, he told us that from top to bottom—the Board of Directors, the management, and the developer—everyone is a part of it.
Meanwhile, the HOA is actively slandering us, telling the Pedregal homeowners that we are nuts, all while our own home is literally falling down around us.
When the Pedregal homeowners found out that the board of directors was lying through their teeth to cover their ass, for-sale signs began popping up on every street in a mass exodus as neighbors desperately are scrambling for the exits of this narco hellhole. Pedregal is completely out of control; unsafe and dangerous. The development should be condemned.
On February 3, 2023, Eduardo told us that he paid off all of the lawsuits against Oancea, Orr, Pedregal, and the City.
Mysteriously, the general manager, Nacho, and his assistant Mariana have since resigned, as well as the internal architect, David. The developer has restructured her paperwork to try to get out of this any way she can.
Pedregal has cooked the books in every way imaginable to hide this fiasco, from the minutes to the meetings to the ledgers.
The new general manager, Roger, who is a complete sociopath, attacked me to the point that the Pedregal security guards had to restrain him from assaulting me. What really set this nutjob off was when he learned that we knew about the embezzlement.
We booked our flights the next day.
